What’s the difference between Oil-based and Water-based polyurethane?
Both floor options can be great choices to finish hardwood floors. Opinions differ on which is better because of the physical properties of each finish type. Oil-based polyurethane is softer than water-based. This makes oil-based floor finishes more susceptible to dents. Though many people believe oil-based finishes are more durable, superior technological advancements to water-based finish have been made in the last 40 years that prove water-based finishes last longer and hold their appearance longer. High quality floor finishes of both types can last about 10 years.
FACTS TO CONSIDER:
Wood Color. Because of the coloring aspects of oil-based poly, woods with a light color should use water-based polyurethane. Darker woods will benefit from the patina formed with oil-based poly.
Project timeline. Because it dries faster, water-based polyurethane is an excellent option when time is an issue. This is especially important for commercial spaces when staying open is a top priority.
Customer preference. Many customers choose water-based polyurethane as a greener alternative to oil-based finishes. Water-based poly’s low VOCs and fast dry times make the application process less of a hassle for homeowners. If homeowners are open to the idea of vacating for an extended period, oil-based poly is an option.
▶ How to I choose my color? You can choose up to three choices of colors from the stain chart above. On the first day of the job, our crew will start by sanding a section of your floors and putting your choices down on the floor as color swatches for you to pick the winner!
▶ How long does the job take? It will depend on your square footage and on the finish chosen, but usually 3-5 days for the work to be completed and you can enjoy your new floors. On the first day we’ll sand and apply your desired stain color. We will let it dry overnight (depending on the humidity) and apply a second coat on the second day. We then finish it with two more coats of polyurethane to achieve the desired look (always allowing it to dry before re-applying).
▶ Can I stay in my house while the work is being done? It will also depend on the area being treated, but if you’re doing a large project you will probably be asked to stay off your house until the job is finished. The equipment used in refinishing floors is noisy and even though our crews use a great equipment and cover all your furniture that can’t be moved, there’s always residual dust during the process. Also, the stain and polyurethane can create a strong and unpleasant odor while being applied.
▶ Can my moldings stay in place? During the process of sanding, our edger spins at 4500 RPMs, so all quarter round usually needs to be replaced, as it would be damaged/stained if left untouched. You can choose the Primed White molding or matching moldings to your stain choice.
